Why Staging Could Get You Top Dollar for Your Home

The data is clear: staged homes sell faster and for more money. But is it worth the investment for your listing? Let's break it down.

The Numbers Don't Lie

According to the National Association of Realtors, 81% of buyers' agents say staging makes it easier for buyers to visualize a property as their future home. Staged homes sell for 1-5% more than non-staged homes on average, and they spend 73% less time on the market.

On a $350,000 home — which is right in our Central PA sweet spot — that 1-5% translates to $3,500 to $17,500 in additional sale price. When professional staging typically costs $1,500 to $5,000, the return on investment speaks for itself.

What Staging Actually Involves

Staging isn't just about making your home look pretty for photos. It's a strategic process designed to highlight your home's best features, minimize its weaknesses, and create an emotional connection with buyers the moment they walk through the door.

Decluttering and depersonalizing. This is the foundation. Buyers need to see themselves in the space — not your family photos, your collection of figurines, or your kids' artwork on the fridge. We help you identify what to pack away, what to store, and what to keep.

Furniture arrangement. The way furniture is positioned can make a room feel 50% larger or 50% smaller. Professional stagers know how to arrange pieces to maximize flow, highlight architectural features, and make every room feel intentional.

Neutral updates. Sometimes small changes make a huge difference: fresh paint in neutral tones, updated light fixtures, new cabinet hardware, or a modern bathroom mirror. These are low-cost investments that can dramatically change how a home feels.

Curb appeal. Buyers form their first impression before they even open the front door. Fresh mulch, a power-washed driveway, a painted front door, and some seasonal flowers can transform the exterior.

Full Staging vs. Consultation: Which Do You Need?

Full staging means a professional stager brings in furniture, artwork, accessories, and decor to transform the space. This is ideal for vacant homes or homes that need a significant visual upgrade. Cost: typically $2,000-$5,000+ depending on the size of the home and how long the staging stays in place.

Staging consultation means a professional walks through your home and gives you a detailed list of what to change, move, remove, and update — using your existing furniture and decor. You do the work, but you get expert guidance. Cost: typically $200-$500.

For most of our listings in the $300,000-$600,000 range, a staging consultation combined with strategic updates delivers the best ROI. For luxury listings ($600,000+), full professional staging is almost always worth the investment.

The Rooms That Matter Most

If you're going to focus your staging efforts anywhere, prioritize these three spaces — they have the biggest impact on buyer perception:

  • 1.Living room. This is where buyers imagine relaxing, entertaining, and spending time with family. It needs to feel spacious, warm, and inviting.
  • 2.Primary bedroom. Buyers want to feel like this is their retreat. Clean lines, neutral bedding, minimal furniture, and good lighting make all the difference.
  • 3.Kitchen. Clear the counters, hide the appliances, and let the space shine. If your kitchen is dated, even small updates like new hardware and a fresh backsplash can modernize the look.

Our Approach

Every listing could get staging as part of our marketing strategy. During our initial listing consultation, we walk through your home and assess what level of staging makes sense for your property, your price point, and your timeline. We connect you with trusted local stagers, coordinate the process, and make sure your home looks its absolute best before a single photo is taken or a single showing is scheduled.
